The housing market is constantly changing and therefore so is the current market value of your home. When determining an appropriate listing price for your home, we look closely at the most recent housing activity in your area of properties similar in size, age and condition to yours.


We use these 3 categories of market information :



• ACTIVE

homes that are currently for sale in your area similar to yours. This is your direct competition.


• SOLD

properties that have recently sold in your area. This is a good indication of what buyers are willing to pay for a home similar to yours.


• EXPIRED

similar properties that have failed to sell in your area.



By analyzing this market information, we can get an idea of what your property should “likely” sell for & what it should “reasonably” be listed at. This determine's your home’s fair market value.
